The execution of a construction project is a sophisticated and complex process that involves not only the understanding of various engineering disciplines and owner’s goal(s), but also involves the full understanding of financials and contractual preparations, architecture design, marketing as well as the local and national laws and regulations that govern the project. Project and construction management is therefore necessary to efficiently coordinate all the services required to ensure a timely and economical delivery of the project.
MAA has been providing project management and construction management services since the mid-1980s. Projects range from manufacturing/logistics facilities, commercial complex, institutional buildings, and R&D centers for high-tech industries to large infrastructure projects. In these projects, MAA has taken the role as programmer, manager, and/or superintendent.

Manufacturing/Logistic Facilities |
Manufacturing and logistic facilities are usually low-rise buildings with sophisticated M/E and control systems. Time is especially critical in these projects. Therefore a well-planned program with special consideration of long-lead procurement, installation of plant and test-runs are key factors to a successful completion of the project. Design-and-build approach is sometimes the preferred solution under such circumstances.

Often, marketing and operation issues affect the design and building process of commercial complexes. As a result, coordinating among marketing professionals and facility operators are essential in the project management of such facilities. Changes are inevitable and they must be timely incorporated into the design requirements. Material and equipment availability are also critical in such projects as they can affect the intended building functions and outlook.

Most of the institutional building owners are government agents or non-profit organizations who have specific fiscal procedure and legal constraint. The Project Manager is usually the representative of contract administration on behalf of the owner besides other functions that the Project Manager shall perform. Those procedures and constraints are carefully watched. Institutional buildings such as offices, schools, libraries are always open to public. Therefore safety of both the facility itself and its operation is critical consideration in managing the project.

R&D Centers for High-Tech Industries |
Of the many requirements, R&D centers for high-tech industries are designed and constructed with special emphasis on the requirement on flexibility for future changes. During the planning stage, processes are needed to define what is needed currently and in the future. Adequate power capacity and HVAC are carefully estimated according to the production needs of high tech industries. Proper measures against micro-tremors and environmental impacts are also taken into consideration during design. The Project Manager is responsible for coordinating the requirements of the owner, operator and end-users in order to achieve a facility that can meet the demands of the industry’s future developments. |
Health-care facilities are in high demand as the economic development of a country surges. These facilities require functional spaces and advanced equipments as well as highly reliable building service systems and utilities. Circulation by foot and/or by transportation vehicles are carefully planned to ensure safety of the patients, staff and sensitive equipments. Both physical and electronic networks are provided to store and ship anamnesis, prescription, drugs, medical tools and materials. The Project Manager working for health-care facilities need to develop programs, review plans and designs, coordinate trade consultants and supervise construction in order to meet regulatory requirements, insurance policies and facility/healthcare concepts. |
